Home Prices Are at Record Highs—So Why Is the Housing Market Slowing?

If you've been following the real estate headlines lately, you've probably noticed some conflicting information. One article says the housing market is slowing, while another reports that home prices have reached an all-time high.

The reality is both headlines are true.

The U.S. housing market is transitioning into a more balanced environment, but that doesn't mean every local market is following the same path. In fact, our market here in Schuylkill County continues to tell a very different story.

National Housing Market Update

According to the latest housing data, existing home sales have slowed compared to last month as buyers continue to navigate higher mortgage rates and affordability challenges. Despite fewer transactions, the national median home price has climbed to another record high, demonstrating that demand continues to exceed supply in many areas.

National housing inventory has also improved, reaching approximately 4.6 months of supply. While that's a significant improvement from the severe inventory shortages of the past few years, economists generally consider five to six months of inventory to represent a balanced market.

The national market is moving in the right direction—but it isn't there yet.

Our Local Market Is a Different Story

This is where local knowledge becomes incredibly important.

While inventory has improved nationally, Schuylkill County currently has just 1.9 months of housing inventory.

That means our market remains firmly in seller's market territory.

Well-priced homes that are properly prepared and professionally marketed continue to attract strong buyer interest because there simply aren't enough homes available to meet demand.

Real estate has always been local. National headlines provide valuable context, but they don't always reflect what's happening in our own communities.

Mortgage Rates Continue to Shape Buyer Behavior

Mortgage rates remain one of the biggest factors influencing today's housing market.

Rather than focusing solely on the purchase price, many buyers are now making decisions based on monthly affordability. Higher borrowing costs have made buyers more selective, but they have not eliminated demand.

If rates decline in the future, many economists expect additional buyers to re-enter the market, which could increase competition and place additional upward pressure on home prices.

The Economy Matters More Than Ever

Housing doesn't exist in a vacuum.

Inflation, employment, Federal Reserve policy, consumer confidence and geopolitical events all influence financial markets, which in turn affect mortgage rates.

While no one can predict exactly where rates will go next, it's clear that today's market requires buyers and sellers to make informed, strategic decisions rather than reacting to headlines alone.

What This Means for Sellers

If you're considering selling your home, today's local market continues to offer significant advantages.

Low inventory means qualified buyers are actively looking, but they're also more educated and more selective than they were a few years ago.

Success today depends on proper pricing, excellent presentation and a comprehensive marketing strategy—not simply putting a sign in the yard.

What This Means for Buyers

Buyers have more negotiating opportunities than they did during the peak frenzy of 2021 and 2022, but waiting indefinitely for dramatically lower mortgage rates may not produce the outcome many people expect.

If rates fall substantially, increased buyer demand could quickly offset any savings by driving home prices higher.

The right time to buy is when you're financially prepared and find a home that fits both your lifestyle and your long-term goals.

The Bottom Line

National housing inventory continues to improve, but our local market remains exceptionally competitive with only 1.9 months of available inventory.

Understanding what's happening locally—not just nationally—is essential to making smart real estate decisions.
